Ski Roundtop, Inc., appellant/cross-appellee (Ski Roundtop), brought an action to quiet title in the Circuit Court for Frederick County against the surviving heirs of Charles and Mary Brawner (hereinafter collectively referred to as the ""Brawners""), appellees/cross-appellants. The Brawners answered Ski Roundtop's complaint by asserting that they held record title to the property in question. Subsequently, they amended their answer by way of adding an affirmative defense, asserting that title vested in them by way of adverse possession.
